Choosing the Right Silicone Sealant Types, Uses & Application Tips

A practical trade guide to choosing the right silicone sealant for bathrooms, glazing, external joints and more. Avoid failures, save time, and get it right first time.
Why Getting the Right Silicone Sealant Matters
On site, the wrong sealant doesn’t just look bad—it fails. That means call-backs, wasted labour, and unhappy clients. Silicone sealants are designed to deliver a flexible, waterproof, long-lasting seal. But performance depends entirely on choosing the correct type for the substrate, environment, and expected movement. Get it right, and it lasts for years. Get it wrong, and you’ll be cutting it out in months.

Sanitary Silicone (Anti-Mould)
Designed for high-moisture environments with built-in fungicides to resist mould growth.
Use for:
Bathrooms (baths, showers, basins)
Kitchens and splashbacks
Wet rooms
Trade tip: Always use sanitary-grade in bathrooms—standard silicones will almost always discolour or grow mould prematurely.
General Purpose Silicone
A basic, cost-effective option for low-demand applications.
Use for:
Light sealing jobs
Non-critical internal work
Limitations: Not ideal for high moisture, movement, or long-term external exposure.
Low Modulus Neutral Cure (LMN) Silicone
This is the go-to for most external sealing jobs. High flexibility allows it to handle expansion, contraction, and weather exposure.
Use for:
Window and door frames
Expansion joints
External perimeter sealing
Why it matters: LMN adheres well to common building materials (uPVC, aluminium, glass, brick) without primer in many cases.
High Modulus Silicone
Higher strength but reduced flexibility compared to LMN.

Use for:
Rigid joints with minimal movement
Controlled internal applications
Trade-off: Stronger bond, but more prone to failure where movement occurs.
Fire-Rated Silicone
Required where joints form part of a fire protection system.
Use for:
Fire-stopping applications
Commercial and regulated projects
Important: Always check certification and compliance with current building regulations.
Specialist Sealants
Certain jobs call for more specific products:
Frame sealants – clean finish on uPVC and glazing
Roofing sealants – extreme weather resistance
Food-safe silicone – hygienic environments
How to Choose the Right Sealant (Quick Trade Checklist)
Before selecting a sealant, assess:
Substrate: What materials are you bonding to?
Movement: Will the joint expand or flex?
Environment: Internal, external, or high moisture?
Compliance: Any fire or building regulation requirements?
If any of these are wrong, the sealant will fail - simple as that.
Application Tips for a Professional Finish
Even premium products won’t perform if the prep and application are poor.
Best practice:
Clean and degrease all surfaces thoroughly
Ensure surfaces are completely dry
Use masking tape for sharp, consistent lines
Apply with steady pressure for an even bead
Tool immediately before skinning begins
On-site reality: Rushed prep is the number one reason sealant jobs fail.
Common Failures (And How to Avoid Them)
1. Mould growth → Use sanitary silicone in wet areas
2. Cracking or splitting → Wrong modulus for movement
3. Loss of adhesion → Poor surface prep or incompatible substrate
4. Shrinkage → Low-quality or incorrect product choice
When Should Sealant Be Replaced?
Keep an eye out for:
Visible cracking or gaps
Black mould staining
Peeling or detachment from the substrate
If it’s compromised, cut it out fully and start again—patching rarely lasts.
